Getting started

Your first 7 days as a Tucson buyer

One step a day. By the end of the week you are a buyer who can act, and in this market the buyer who can act is the one who wins.

  1. Day 1 · Write down what you actually want

    Five lines. Bedrooms, commute, yard, the two or three things you will not bend on. Everything downstream gets easier when this is on paper.

  2. Day 2 · Talk to a lender before you talk to a house

    A pre-approval makes you a serious buyer and tells us the real ceiling. It costs nothing and it is the single highest-leverage hour of the whole search.

  3. Day 3 · Get your cash picture straight

    Down payment, closing costs, and a cushion for inspections. Knowing the full number now beats discovering it under contract.

  4. Day 4 · Pick two or three parts of town, not ten

    Foothills, East side, West side. A focused search wins homes. A scattered one just burns weekends.

  5. Day 5 · Set up a real search with me

    A live search filtered to your criteria, so you see the right homes the hour they list instead of three days after everyone else.

  6. Day 6 · Go see three homes in person

    Photos lie. Floor plans, light, street noise, and the neighbor's yard do not. Three showings teach you more than thirty listings online.

  7. Day 7 · Know how an offer comes together

    Price, earnest money, inspections, contingencies. When you understand the parts before you need them, nothing about offer day is scary.

How much home can you actually afford

Four things decide your number.

  • Income and debts set what a lender will approve. That is the ceiling, not the target.
  • Down payment shapes the loan, the rate, and whether you carry mortgage insurance.
  • The full monthly payment principal, interest, taxes, insurance, HOA. The bill as it actually lands, not the calculator teaser.
  • Your own comfort line the payment you can make and still live your life. Only you know this number. We build the search around it.
The one rule

The bank approves a maximum. You should buy below it. A home you can breathe in beats a home you have to hold your breath for.

The costs people forget to count:

  • Closing costs typically two to three percent of the price, due at signing.
  • Property taxes and insurance vary block to block in Tucson. We pull the real numbers per home.
  • HOA dues where they apply, they are part of the payment. Some are trivial, some are not.
  • Upkeep and cooling a desert summer has a utility bill. Older systems have a maintenance line.

Foothills vs the East side: where to buy

Two very different ways to live in Tucson. Neither is better. One of them is better for you.

The Foothills

  • Mountain and city-light views as part of daily life
  • Larger lots and more privacy
  • Calmer, established streets with mature landscaping
  • Quick access to hiking and the Catalinas

Trade-offs: You pay more per home for the views. Hilly terrain and bigger lots mean more to maintain. More driving for everyday errands. Some septic and well quirks, checked home by home.

The East side

  • More square footage and yard for the same budget
  • A wide range of neighborhoods and price points
  • Flat, easy navigation with shopping nearby
  • Close to Saguaro National Park East

Trade-offs: Fewer dramatic mountain-view lots. Quality varies block to block, the exact street matters. Farther from the airport and west-side job centers. Older roofs, systems, and pools deserve a careful inspection.

A quick way to decide

You want views and quiet: lean Foothills. You want space for the money: lean East side. The commute decides it: map your real daily drive at the real drive time, then we tour both and let the homes settle it.
