  1. Prepare

    A conversation, then a pre-approval. Twenty minutes on what you want, then a lender confirms the real ceiling and the real payment.

  2. Search

    The right home, including the ones never listed. Public listings, coming-soon, and homes moving quietly through the agent network.

  3. Offer

    An offer that wins without overpaying. Price is one line. Terms, timing, and a clean read of the seller win houses.

  4. Protect

    We go looking for every reason not to buy it. Inspections, disclosures, title, and the appraisal, all inside your contingency window.

  5. Close

    We run the close, then hand you the keys. Most purchases run 30 to 45 days from accepted offer to keys.
