Five things I commit to in writing

Every Lopez & Lopez seller gets these five. They’re not aspirational · they’re the floor. Audited against every listing we run.

1 · Verified facts

Every number that hits the MLS has been cross-checked against Pima Assessor, Pima Permits, the Long Realty Property Verification doc, and (when available) the prior MLS file. If a discrepancy surfaces during this process, it gets logged in writing and resolved before MLS goes live. No marketing inflation. No hand-waved square footage.

2 · One photographer

Anthony Muse shoots every Lopez & Lopez listing. No subcontracting, no cell-phone work, no MLS-default flash photos. The photography on your listing will look exactly like the photography on every other listing we’ve run for the last three years · because it’s shot by the same person. He’s booked at signing, not at last-minute panic.

3 · §121 in 7 days

Within seven days of intake, you’ll have a CPA-ready capital-gains brief showing the math at every price tier, your adjusted basis, your realized gain, and how it stacks against the $250K single / $500K joint exclusion. Two questions seeded for your CPA. No generic links to IRS Publication 523.

4 · Honest math

Net-to-seller worksheets at every price tier · commission, closing, concessions, payoff, prorations, HOA transfer · all in the open before you sign. No surprise fees at close. If a buyer’s offer creates a number that doesn’t match what you saw in the original packet, I will tell you why, line by line, before you accept.

5 · The right-fit clause

If at any point during this process I conclude that we are not the right team for your situation · wrong price band, wrong specialty, conflicting buyer representation, anything · I will tell you so directly and recommend who is. You don’t lose anything for hearing me out, and I don’t take a listing I can’t serve.
